Frequently asked questions

What is the rent reference index?

It is the State Reference System for Residential Rental Prices of the Ministry of Housing and Urban Agenda. It gives a price range (minimum and maximum) for each home based on its location and features.

Does it cap the rent on my flat in Barcelona?

Barcelona is a stressed residential market area (Act 12/2023). If you are a large landlord, or if the flat has not been let in the last five years, the top of the range is the maximum you can ask in a new contract. In other cases, the limit is usually the rent of the previous contract. We will explain it for your case.

What details do I need to request the report?

The address or cadastral reference, built area, energy certificate, year built, condition, floor and whether it has a lift, parking, is let furnished or has other shared areas.

Is there any cost?

No. We send you the official report with no obligation. If you like, we will also tell you the price we would let it for.
