Indicative calculation before income tax. “Left over each month” deducts the full mortgage payment; the return on your money only deducts interest, because the capital you repay is still yours. In Barcelona, rent for main homes is capped by the reference price index: check the rent you can ask before deciding.

Frequently asked questions
What is the difference between gross and net yield?
Gross yield divides one year’s rent by the purchase price. Net yield subtracts the costs (IBI, community fees, insurance, maintenance, empty months) and divides by everything invested, including purchase taxes and costs and the renovation. Net yield is the one that really matters.
Which costs should I take into account?
IBI, community fees, home and rent-default insurance, maintenance and repairs, letting management if you outsource it, and the odd month without a tenant between contracts.
Is there a limit on the rent I can ask in Barcelona?
Barcelona is a stressed residential market area, so in many new contracts the rent is capped. You can ask us for the official index for your flat on our page “How much rent can I charge for my flat?”.
Does the calculator include taxes on rental income?
No. Results are before income tax (IRPF). What you pay depends on your situation and the reductions you can apply; if you like, we can go through it with you.
