How it is calculated
Resale home: you pay Property Transfer Tax (ITP). In Catalonia it is charged in bands since 27 June 2025:
| Part of the price | Type |
|---|---|
| Up to €600,000 | 10 % |
| €600,000 to €900,000 | 11 % |
| €900,000 to €1,500,000 | 12 % |
| Over €1,500,000 | 13 % |
There is a reduced rate of 5% for the main home of young people aged 35 or under, large or single-parent families and people with a disability of 65% or more, provided the income limits are met.
New build: you pay VAT (10%) and Stamp Duty (AJD, 1.5% in Catalonia).
