If you sell (or inherit) a property in Barcelona, Barcelona City Council charges the Tax on the Increase in Value of Urban Land, known as the “plusvalía municipal”. Work out roughly how much it could be using your IBI (council tax) bill and the purchase and sale prices.
Your property in Barcelona
Only for properties in the municipality of Barcelona. The plusvalía is a municipal tax: each council sets its own coefficients, rate (30% in Barcelona) and allowances. Is your property in another municipality? Ask us.
Both appear on the IBI bill (“valor cadastral del sòl” and “valor cadastral total”).
As stated in the deeds, excluding taxes and costs.

Indicative estimate using the coefficients Barcelona applies until 30 November 2026 and a 30% rate. From 1 December 2026 the maximum coefficients may change (mainly affecting properties held for 17 years or more). In a sale the seller pays; in an inheritance, the heirs.

How it is calculated
The law lets you pay using whichever method comes out cheaper:
- Objective: cadastral value of the land × coefficient by years held × 30%.
- Actual: (sale price − purchase price) × (cadastral value of the land ÷ total cadastral value) × 30%.
If you sell for less than you paid there is no plusvalía to pay, but you still have to file the return with the deeds that prove it.
Deadlines: 30 working days from the sale or gift; 6 months from the date of death for an inheritance (extendable to 12).

Frequently asked questions
Does this calculator work for any municipality?
No. It is designed only for properties in the municipality of Barcelona. The plusvalía is a municipal tax and each council sets its own coefficients, rate and allowances within the legal limits. If your property is in another municipality, ask us.
Who pays the municipal plusvalía?
In a sale, the seller pays. In an inheritance, the heirs pay, and in a gift, the person who receives it.
Do I have to pay it if I sell for less than I paid?
No. If there is no gain there is no tax, but you still have to file the return with the purchase and sale deeds that prove it.
What is the deadline to pay it in Barcelona?
30 working days from the sale or gift. For an inheritance, 6 months from the date of death, which can be extended to one year.
Which calculation method suits me?
The law lets you pay using whichever is cheaper: the objective method (cadastral value of the land times a coefficient by years held) or the actual method (the real gain, in the part that corresponds to the land). The calculator compares both.
